Plumber Woodrising

Woodrising sits beside Bolton Point, and Bolton Point Plumbing Co covers it on the same run. Plumbing faults here trace back to one estate build: fittings, tanks and hoses fitted in the same few years now wear out together. Drains, hot water, gas and after-hours work all come with a fixed figure before anyone picks up a tool.

Blocked drains

Roots come from two directions: the protected foreshore bush along the lake and estate gardens now around forty years old. A drain clear starts with a camera pass so the cause is on film.

Hot water

Whole streets had their tanks fitted in the same short period, so one dead tank is a warning for the houses beside it. See hot water repair or replacement.

Gas fitting

Cooktops, ovens, heaters and barbecue points all need a licensed gas fitter, and gas work covers the lot.

Emergencies

Original estate flexi connectors can burst without warning, and water running through the house at midnight is an after-hours call.

An Estate Built In One Wave

One build wave

At the last census Woodrising had 397 dwellings, and 96.0 per cent were separate houses. Street names such as Southern Cross Drive and Lexcen Close honour famous racing yachts, which dates the main build to the 1980s America's Cup years. Those project homes went up with budget mixers, plastic valves and flexi connectors, and forty years on those parts are giving out in batches.

Clay that moves

The soil is reactive clay, swelling in wet spells and shrinking in dry ones. Where estate PVC joins the older clay mains at the suburb's edges, that movement has opened the junctions, and cracked lines there silt up and choke again after a clear, so the camera goes down before the jetter.

Water heading for the lake

The suburb sits up above the lake's western shore, and runoff drains down through the foreshore bushland. Lots on the slope need the drainage between properties kept clear, or the rear yards turn soggy, and the low points in the looping closes gather storm water faster than the pits take it.

What Woodrising Callers Ask

Do you clear root-blocked drains on the yacht-named streets?

Yes. A camera pass confirms roots are the cause before anything is cut, then the jetter or electric eel clears the line and a second pass shows it running. If the film shows the pipe split where the roots got in, we talk through relining before you spend anything.

Can we keep hot water while a failing tank is replaced?

Yes. A temporary hot water tank keeps the showers going until the new system is in. You approve the fixed figure for the replacement before the old unit comes out, and we take the old tank away.
